Driving South on the M1

Exit the M1 at Junc. 9. Take the 2nd exit on the roundabout (signposted A5 Dunstable) which takes you under the motorway. Proceed straight over the next roundabout, again towards Dunstable, A5.

You pass a hotel on your left, then take the first turning left, signposted to Flamstead. (If you go pass the petrol stations on your right you have gone too far.)

Proceed up the hill, and along into Flamstead village.

At the T junction (with the Blackbirds pub on your left hand side) turn right into Chapel Road, and then next left into Friendless Lane.

Go along Friendless lane until the road forks in two. Take the right hand fork (which is still Friendless lane).

Carry on until you reach a little crossroads (you are now on single track roads) and turn right, again you are still in Friendless lane. Go along this lane for approx. ½ a mile and Cotton Spring Farm is the only Farm on the left hand side of the road. Turn into the entrance, go straight up the driveway and the office is the second building on the left.

Driving North on the M1
